The secondary property market in Dubai
Ready properties from current owners. You can view them before buying, move in straight away and have real room to negotiate. We handle the whole transaction.
The secondary market means properties sold by current owners rather than by a developer. You buy something that already stands and that you can view, with ownership transferred straight away at the Dubai Land Department. For that certainty you pay in full at the transaction, which makes careful checking and good negotiation count.
- Possession
- straight away after transfer
- Ownership document
- title deed (from the DLD)
- Sale agreement
- Form F (MOU) with a deposit usually of 10%
- Where the seller has a mortgage
- repayment and release of the charge
- Developer's consent
- NOC before transfer
- DLD transfer fee
- 4% of the price
What the secondary market gives that off-plan does not
The secondary market means properties sold by current owners rather than by a developer. You buy something that already stands and that you can view, with ownership transferred straight away.
It is an advantage that counts especially when you don't want to wait for construction. You see the home with your own eyes and know exactly what you are buying.
- You see exactly what you are buying. A real home, view, floor and condition, not a render.
- You move in or let straight away, without waiting for construction.
- You know the building's history: its age, the manager, the level of the service charge, the neighbours.
- You have room to negotiate with an owner who is not bound by a developer's price list.
When you see the home with your own eyes, you buy certainty rather than a promise. Call or write and we'll point you to ready properties with a clear history of the building and its charges.
What we check before purchase
A ready property carries risk too, just of a different kind from off-plan. Before you make an offer, we check the legal and physical state of the home.
The point is that no one else's debts or hidden defects pass to you after transfer. This kind of checking turns an apparently simple transaction into a safe purchase.
- The title deed and that the owner's details match the person selling.
- Arrears on the service charge, which could fall to you after transfer.
- Any mortgage or other charge on the property and how it will be released.
- Any tenant in the home, the contract and its registration in Ejari, if the home is let.
- The actual technical condition and any defects to repair.
This kind of checking protects you from costs that are not visible during an ordinary viewing. Let's check the title deed, arrears and NOC together for a specific property, before you pay a deposit.
How a secondary transaction works
A purchase on the secondary market has a set order of steps, from offer to the new title deed. You understand each of these stages before you pay a deposit.
Below is the whole path of the transaction. It means you know what is happening with your money at every stage.
- Offer and agreement on price and terms with the owner.
- Signing Form F (MOU) and paying a deposit, usually 10%, with a trusted agent.
- Obtaining the NOC from the developer, confirming no arrears and consent to transfer.
- Where the seller has a mortgage: repayment and release of the charge on the deed.
- Transfer of ownership at the Dubai Land Department, the fees and issue of the new title deed.
- Handover of the keys. After that, if you wish, letting and management.
When you know the order in advance, the transaction stops being an unknown. Book a conversation and we'll take you from offer to new title deed, step by step.
Negotiation: where the room really is
A good price comes from facts, not from instinct. We base negotiation on actual transactions, the condition of the home and the seller's situation.
This way you don't overpay, but nor do you lose a good opportunity through too low an offer. Negotiation grounded in data gives a stronger position than simply digging in on price.
- Comparable transactions in the same building and period, not asking prices from listings.
- How long the property has been listed and how keen the owner is to move.
- The condition of the home and the cost of bringing it to the expected standard.
- The level of the service charge, which affects the real cost of ownership and the price.
An offer backed by numbers convinces an owner faster than haggling alone. Tell us what interests you and we'll prepare a proposal based on comparable transactions from that building.
Frequently asked questions.
How does the secondary market differ from off-plan?
The secondary market is ready properties from current owners, with possession straight away and payment in full at the transaction. Off-plan is a purchase from the developer before handover, with payment spread across construction stages.
What is Form F when buying in Dubai?
It is the standard sale agreement (MOU) between buyer and seller, signed before transfer. It is usually accompanied by a deposit of 10%, held with a trusted agent.
What is the developer's NOC for?
The NOC is the developer's consent to transfer ownership, confirming no arrears towards the community. Without it, transfer at the DLD cannot go through.
Buying on the secondary market, will I inherit the previous owner's arrears?
That is why we check arrears on the service charge before the transaction and obtain an NOC. Settlement of any arrears is agreed before transfer, so it does not fall to the buyer.
Can I buy a property with a tenant?
Yes. We then check the tenancy agreement and its registration in Ejari, along with the terms of taking it on, because the sale alone does not automatically end an ongoing tenancy.
